Roofing in North Plainfield, Including What We Found Under the Last One

North Plainfield is one of the few towns where you can watch the owner of this company stand on the job and describe it. Christian filmed a commercial roof here after the tear off, and the reason it is worth watching is that it is not a glossy finished shot.

What he found once the old roof came off was rotted wood, a lot of it, and structural framing that had cracked and bowed underneath. That framing had to be reframed and all the rotted wood replaced before a single piece of the new system went down. None of that was visible from the ground, and none of it was in the original scope.

That is the honest version of what a roof replacement is. The covering is the part you can price from a photograph. The deck underneath is the part that decides what the job actually costs, and you find out on the day.

We do three things to the outside of a house: the roof, the siding and the gutters. Doing them together means one crew, one schedule and one company answerable for the whole exterior instead of three companies blaming each other.

North Plainfield runs along Route 22 and carries a mix a small borough does not usually have: residential streets on the hillside and a commercial strip with low-slope and flat roofs on it.

A flat roof is a different trade to a pitched one. Water does not run off it, it sits on it and leaves when it evaporates or when the drains take it, so the membrane and the seams are doing work that gravity does on a shingle roof. TPO is a single ply membrane that gets heat welded at the seams rather than glued, which is why a properly welded seam is as strong as the sheet either side of it.

The failure mode is nearly always at an edge or a penetration: a parapet, a drain, a vent stack, a curb round a unit. If somebody quotes you a flat roof without going up and looking at every one of those, they are quoting the easy part.

Under New Jersey's construction code, replacing the roof covering on a detached one or two family home is treated as ordinary maintenance, which means no construction permit is required. That changes the moment sheathing, rafters or anything structural gets replaced. Then it is no longer ordinary maintenance and a permit is required.

Commercial and low-slope work is a different question to a house roof, and it much more often needs a permit, because structural repair is common once the old system is off. We pull permits ourselves on the jobs that need them. Checked August 2026, and the borough is the authority.

A good part of North Plainfield's residential stock sits on the rise below the Watchung ridge, which means a lot of houses have ground that falls away on one side and comes up to meet the house on the other.

On the uphill side, the water leaving your gutter has nowhere useful to go, because the ground is already sending its own water toward your foundation. A downspout that discharges onto that side is adding to a problem instead of solving one. On the downhill side, a run of gutter that is even slightly out of level sends everything to the low corner and overwhelms one downspout.

So on a sloped lot the gutter layout is worth ten minutes of thought before anybody orders material, and the answer is often fewer, better placed downspouts rather than more of them.

How long does a flat roof last?

It depends far more on the detailing at the edges and penetrations than on the membrane itself. We would rather show you the seams and the flashing on your own roof than quote a number off a manufacturer's sheet.

Can you look at it before it leaks?

Yes, and on a flat roof that is the sensible order. By the time a low-slope roof shows a stain on a ceiling, the water has usually been tracking sideways above it for a while.
